$150 minimum per visit. Same rates as every other town we work in, because the work is the same work.

Calculate it yourself

Measure each stone area, length by width, and total them. That figure against the rate is your price, and it takes about a minute.

An 800 sqft stone floor is $1,020 cleaned at the discounted rate, or $1,360 cleaned and clear sealed. A 1,600 sqft main level is $2,040 cleaned, $2,720 sealed.

Accuracy to the inch is not the point. Knowing the order of magnitude before you speak to anybody is, and it makes every other quote you get checkable.

Adding grout color seal moves you to the $2.75, $3.25 or $3.75 tiers before the discount. On 1,800 sqft, clean plus clear seal plus grout color seal is $4,972.50 after the 15%.

Worked examples, terrace and pool deck

Outdoor rates sit above interior because the soil is harder to remove. Algae, calcium from splash-out and sun-baked material all take more work than interior traffic soil. Full page on decks.

Why the address does not change the rate

Worth addressing directly, because in this town it is a reasonable thing to wonder about.

A square foot of travertine takes the same time and the same product whether it is here or anywhere else we work. There is no version of this job that costs us more because of the postcode, so charging more for it would be pricing the customer rather than the work.

What genuinely does make a total larger here is that these houses have more stone in them. That is arithmetic, it is visible on the price list, and you can do it yourself before speaking to anybody.

Choosing a tier

Cleaning only

Right when the stone is sound and you want the soil out. Unsealed stone absorbs again immediately, so think of it as resetting the clock rather than stopping it.

Clear seal

The default for most floors, and $0.425 a foot more than cleaning alone. Protects without changing the appearance.

Color enhancing

A genuine visual change, best on travertine and slate that have gone flat. We test a section and let you compare all three states before you commit.

Grout color seal, on any of the above

Over 40 colors, restoring the original or changing it. It attaches to whichever tier you want rather than forcing you up one.

From $150, on sight, not discounted. Failing grout has to be dealt with before any sealing, because sealer will not hold over material that is already coming apart.

How often to reseal

Reseal every one to two years, depending on the product used and how much traffic the area sees.

There is a test that removes all opinion from it. Put a few drops of water on the stone and leave it five minutes. Beading means the seal is intact. Soaking in and darkening the stone means it has gone, and the stone is now absorbing everything else too.

Most floors we are called to fail that test and the owner had no idea, because a sealer wearing out is invisible until you go looking for it. Full page on resealing.
