Four forces at once

An interior floor deals with feet and the occasional spill. A terrace deals with all of this simultaneously, every day.

Wet and dry cycling

The most damaging and the least visible. Every cycle of wetting and evaporation drives dissolved mineral deeper into a porous surface, and a pool surround goes through that repeatedly every day of a Paradise Valley summer.

Calcium

The result of the above made visible. It builds in layers, bonds harder with time, and eventually stops looking like a deposit and starts looking like the color of the stone.

Chlorine

Splash-out puts treated water on the stone constantly, and what was dissolved in it stays behind when the water goes.

Sun

Nothing shading any of it. Sun bakes soil into the surface and, given enough years, genuinely fades the stone.

The continuous run problem

Specific to houses built the way these are, and worth planning around.

When the same travertine runs from the great room out onto the terrace, people naturally think of it as one floor and expect one treatment. It is one material in two environments, and after a decade the two halves are in noticeably different condition.

The interior stretch may need cleaning and a clear seal. The exterior stretch is frequently flat enough to be a strong color enhancing candidate, and it certainly needs the more robust protection.

Treating them the same either underprotects the outside or changes the inside more than you wanted. We price and treat them separately, and where a visible transition matters we will talk through how to handle the join.

Faded terraces come back

The most common assumption we correct out here.

A travertine terrace after ten years of sun goes pale and chalky, and the owner concludes the color has gone and replacement is the only option.

Much of that pallor is mineral and soil sitting in the surface rather than lost color. Cleaning takes it out, and the stone underneath is frequently in far better shape than the surface suggested.

Add color enhancing at $3.40/sqft after the discount and a terrace that looked finished can come back close to how it looked new. On a 1,000 sqft deck that is $3,400, against a very large number to replace it.

Genuine UV bleaching does exist and no sealer reverses it. We will tell you honestly which yours is, and it is less common than people fear.

Cool deck

Not stone, and worth identifying because it changes the answer.

Cool deck is a textured coating over concrete. It cleans and seals well, and it has a lifespan. Where the coating has delaminated or worn through to the concrete beneath, cleaning does not restore it, and what you need is recoating rather than us.

We will tell you which you are looking at. A cool deck in sound condition responds very well and sealing extends its life meaningfully.

What it costs

A 600 sqft terrace is $1,020 cleaned or $1,530 cleaned and sealed. A 1,600 sqft full surround is $2,720 or $4,080. Full pricing here.

Timing

Autumn, once the monsoon has finished. Everything the storms were going to put on your terrace has arrived, and you are heading into the months the space actually gets used.

Sealer also wants cure time before heavy traffic, which autumn provides naturally. On a property that sits empty part of the year, doing it just before closing up is ideal, because the sealer cures completely undisturbed.

The worst timing is mid-summer, when the surface is too hot to work comfortably, the deck is in constant use, and two more months of storms are still coming.
